What is my responsibility as a landlord/property manager?

 

In 2005 the Regulatory Reform (Fire Safety) Order was passed placing responsibility of fire safety for a property on an employer or a person who controls a property or a person who owns a property.  This ‘responsible person’ must ensure that basic fire safety precautions are in place to ensure that the property is safe. This person must ensure that the property is equipped with the appropriate fire fighting equipment, detection and alarms.

 

A sprinkler will warn you just like a fire alarm system, importantly it will also attack the fire, controlling it and in most cases extinguishing it. This would not only ensure the constant safety and wellbeing of your tenants, but also ensure that your property has the minimum amount of damage occurring from either the fire or the water used to tackle it by the fire and rescue service.

 

A  sprinkler system can give you full peace of mind that your tenants, clients, friends or families are getting protected from fire 24 hours a day, 7 days a week. It is like having a fire fighter in your room everyday.

 

Apart from the obvious, what additional benefits can a sprinkler system bring?

 

Ultimately a sprinkler system will enable your property to offer enhanced life safety of its occupants, as well as ensure the property is protected from fire. A sprinklered property can maximise the living space area to combine comfort with safety. Furthermore the cost of a fire sprinkler system can be offset against the savings made on trade off’s which are no longer required.

 

What are the trade offs?

 

Apart from being a life safety feature a sprinkler system can increase the practicalities of buildings. For example HMO’s can have more living space and therefore more occupants. In residential buildings you will be able to offer more communal space and more individual bedrooms.

What British Standard do you install too?

 

All of our sprinkler systems are designed, installed and comply to the British Standard 9251: 2005. This is the standard for a system installed in a domestic or residential property. BS9251 lays down standards for the minimum amount of water that must be discharged in the fire and for how long the system must fight the fire.

 

There is currently a Draft Document for water mist (DD 8458). Until this is officially published into a British Standard we will install all our Low Flow systems to the National Fire Protection Agency (NFPA) 750 Standard. Please see our legislation page for more details.

How much does it cost?

 

On average the cost of having a sprinkler system installed is 1-2% of a new build. This compares to carpeting the property. The cost of the system being installed can be offset against the savings on trade offs, i.e. fire doors, etc. Once installed we will annually maintain the system for a small fee to ensure it is compliant to the British Standard.

 

Cost can vary depending on the type of system installed, the fire risk or simply the size of the property. Ideally, if a sprinkler system is installed at a new build stage, the cost can be absorbed in the new price of a building, which will be much cheaper than retrofitting a property at a later stage.

 

The cost of fire in your home is, on average, £25,000. In 2008, the cost of fire in England & Wales alone was around £7billion. Ultimately, we offer a life safety product - you can not put a price on life.
